1. How it works

We work to maximize the return of our investors, while simultaneously seeking to protect our investors and their investments in three main areas:

Protection related to our homes

Our homes are already rented and cash flowing at the time our clients purchase them, obtaining cash flow from day one.

Because of the nature of our product, income is generated from existing rental agreements previously disclosed to our clients. Additionally, the most important expenses are also already known at the time of purchase. Therefore, an investor makes a decision with prior knowledge as to the main revenues and expenses of each property, something that provides greater certainty of results than investing in real estate where the source of profitability is an unknown future event or projection.

Many of our homes are rented through the U.S. Federal Government’s assistance programs, whereby rent is paid by the U.S. Government directly to an account designated by the landlord. This translates into greater protection for our investors in terms of payments..

Protection related to purchasing

When buying a property, our clients become direct owners of such properties and obtaining free and clear property title, backed by a title insurance policy and registered into the county’s public records.

We work with the two biggest title insurance companies in the United States. Title insurance protecting investors as to their title over the property they have purchased is indefinite in time and for the sole benefit of the purchaser.

The process used in purchasing a home with MidAmerican is the same process we use for purchasing our own homes and based on the process that large US-based financial institutions use to issue and close on their mortgage loans, a process which does not rely on knowing the Sellers but rather on verifiable information and facts.

The U.S. legal system protects private property not only in the sense of safeguarding property title, but also, as is the case in the locations where we invest, in respect to landlord-tenant relations, making eviction processes simple and fast in the case of non-payment.

After our investors purchase their homes, we take care of all aspects related to the management of the homes and the investment in general in order to obtain the expected returns.

We offer a wide and complete range of services for day-to-day management of your homes, which includes:

We collect rent and account for it properly into our system. We follow a rigorous collections process in case of late payments and delinquency.

We market and show the units to be rented. We process lease applications and screen tenants. We sign lease agreements and coordinate move-ins.
